Building in Salt Lake County
Salt Lake County is not one building department. It is more than a dozen. Salt Lake City, Holladay, Millcreek, Cottonwood Heights, Sandy and Draper each review their own permits, and unincorporated areas go to the county. Each has its own setbacks, height limits and turnaround times, and a schedule has to start from the one your address answers to.
In the historic districts there is another review before that. In the Avenues, Capitol Hill, Yalecrest and the University district, exterior changes need sign-off from the Historic Landmark Commission or its staff. That covers additions, windows, rooflines and sometimes materials. It is not an obstacle if you plan for it. It is a slow surprise if you do not.
Older houses carry their own budget questions. Homes built before 1978 can hide lead paint, asbestos, knob-and-tube wiring and foundations that were never meant to carry a second storey. We open those questions early, so the number you approve is the number you pay rather than a starting bid.
On the benches it is closer to mountain building: steep lots, retaining walls, foothill drainage, and seismic design that takes the Wasatch Fault seriously. Drawings that skip that work come back from review.
Where we work in the valley
The historic neighbourhoods are where remodels make the most sense: the Avenues, Sugar House, Yalecrest and Federal Heights, where a good house is worth keeping. For ground-up homes we work along the east bench, from Holladay and Cottonwood Heights south to Sandy and Draper.
