Custom home builders in Heber and Midway.Wasatch County, Charleston and the Jordanelle.
Wasatch County is home field for us. We are close enough to be on site most days, and close enough to answer the phone and show up when something goes wrong.
Building in Wasatch County
The Heber Valley looks like one place, but it has three sets of rules. Heber City and Midway each run their own planning and building departments, and anything outside city limits goes through Wasatch County. Each one reads a set of drawings differently. Midway has its own architectural standards, and a lot that sits a few hundred feet across a boundary can carry a different review, different setbacks and a different schedule.
Knowing which office your lot answers to, and what that office will ask for, is the first thing we settle. Settling it before design starts is cheaper than finding out at submittal.
The ground varies across the valley too. Soils, groundwater and drainage change from the benches above Midway to the valley floor near Charleston, and the geotechnical report decides more of the foundation budget than most people expect. Up toward the Jordanelle it is mountain building again: snow load, steep access and short summer windows for the work that has to happen before the ground freezes.
Being close is the part that matters most. A builder who is in the valley every week catches problems while they are small and turns up the same day when a pipe lets go in January. That is what home field means.
Where we build in the Heber Valley
Heber City, Midway and Charleston, and the planned communities around them. We know Red Ledges, Timber Lakes and the Jordanelle, and the HOA design review that comes with each of them, which is its own layer on top of the city or the county.
